Invicta Riverside already had many of the ingredients occupiers look for.

A strategic location, a modern industrial building, a planned refurbishment programme and significant sustainability improvements, including EPC upgrades and solar infrastructure. The challenge wasn’t the asset itself. It was how that story was being communicated.

LaSalle Investment Management approached agency4D to help reposition the opportunity ahead of its return to market. Invicta Riverside comprises three industrial units, two of which were already occupied. With a single vacant unit being refurbished, the focus was on presenting that opportunity in the strongest possible light while building on the wider estate’s existing identity.

The estate was already known as Invicta Riverside and, with established occupiers in place, changing the name would have created unnecessary disruption. Instead, we focused on giving the Invicta identity greater meaning, presence and consistency.

Rather than starting with a new name, we started with the story.

The refurbishment was improving more than the building itself. Sustainability credentials were being strengthened, the occupier experience was being elevated and the asset was being repositioned within an increasingly competitive industrial market. The brand needed to reflect that shift.

Working closely with LaSalle, we developed a visual identity and communications approach that built on the existing Invicta name while giving it a stronger, more contemporary presence. The objective was not to start again, but to build on what was already there. A brand that could support leasing activity, communicate investment in the asset and present the opportunity with greater confidence.

Alongside the identity, we rethought how the opportunity would be marketed.

Traditional industrial brochures are often little more than specification sheets. Useful, but rarely memorable. Working closely with both LaSalle and the leasing agents, we saw an opportunity to create something more engaging: a digital-first brochure that balanced technical information with a clearer narrative around location, sustainability, connectivity and quality.

Rather than focusing solely on the building itself, the communications explored the wider factors that increasingly influence occupier decisions, from employee wellbeing and convenience to talent attraction and retention. The aim was to broaden the conversation, positioning Invicta Riverside not simply as a building that met an occupier’s operational requirements, but as a place where businesses and their people could thrive.

The resulting brochure combined refurbishment details, local amenities, connectivity and ESG credentials within a clean, premium presentation designed to support agent conversations and leave a stronger impression with prospective occupiers. It was also developed as a flexible framework that can be adapted for future vacancies across the estate, creating a long-term marketing asset rather than a one-off campaign.

More than anything, the project demonstrates how branding can add value without starting again. By building on an existing name and creating a clearer narrative around the asset, Invicta Riverside became a stronger proposition, presenting the asset in a way that reflected its investment, quality and future potential.
